That is defensible — condition and access genuinely change the job — but it leaves you unable to budget. What Affects the Price
The spread in the table is not padding — it reflects real differences in how long a job takes. Five things move a quote within that band:
- Number of units. The per-unit rate drops from three units upward, because setup, travel and equipment are shared across one visit.
- Floor height and access. A condenser on a high balcony ledge, a roof, or behind a fixed grille needs harness work or a second technician.
- Ceiling cassette vs wall-mounted. Cassettes take about twice as long and need platform access, so they sit outside the table above — see cassette aircond servicing.
- Age and condition. A unit not opened in five years may need a longer chemical soak, new drain insulation, or a seized blower freed first.
- Same-day urgency. Evening, weekend and emergency slots carry a surcharge when they displace scheduled work. Booked a few days ahead, they do not.
General Service vs Chemical Wash vs Chemical Overhaul
These three terms get used loosely, sometimes interchangeably, by companies quoting over the phone. They are not the same job, and the price gap between them is real work rather than an upsell tier.
A general service is maintenance, not restoration. The technician rinses the filters, wipes the coil face and fins, flushes the drain line, vacuums the blower housing and confirms the unit cools to spec. Nothing comes apart. It takes 30–45 minutes and keeps a healthy unit healthy. It will not recover a unit that has already lost cooling.
A chemical wash dismantles the indoor unit in place. The blower wheel, evaporator coil and drain tray are treated with a coil-safe chemical that dissolves the mould, biofilm and compacted dust a wipe-down cannot reach. A chemical overhaul goes further: the indoor unit comes off the wall entirely so the casing and fan barrel can be washed on a sheet, and the outdoor condenser coil is cleaned in the same visit. It is the deepest clean available, and the only one that reaches an indoor casing that is itself contaminated. Budget around two hours per unit.
How to tell which one you need. If your unit still cools well and was serviced within six months, a general service is enough — anything more is money spent early. If cooling has weakened, there is a musty smell on start-up, or water drips from the front grille, you want at least a chemical wash. Reach for an overhaul only when the unit is visibly dirty inside, has never been deep-cleaned, or ran through a renovation.
How Often Should You Service Your Aircon in Malaysia?
Malaysian service intervals are shorter than the manufacturer schedules written for temperate markets, and the reason is climate rather than marketing. Year-round humidity above 80% keeps evaporator coils permanently damp — exactly what mould and biofilm need. Add construction and traffic dust, heavy along corridors like the LDP and Jalan Klang Lama, and a Klang Valley coil loads up several times faster than the same unit in a dry climate.
For heavy use — eight hours a day or more, homes with pets or small children, offices and F&B outlets — service every three months. For typical residential use, six months is right, with a full chemical wash roughly once a year.
Condos and landed homes differ. High-floor condo units draw less ground-level dust but usually sit on shared ledges with restricted airflow, so condenser cleaning matters more than filter frequency. Landed homes take more dust and leaf litter at the condenser. On a high floor you can often stretch the indoor interval — but not the condenser.
Frequently Asked Questions
Why won't most aircon companies quote over the phone?
Because the two things that move the price most — the unit's condition and how hard it is to reach — can't be judged from a description. Someone saying "it's not cold" might need a gas top-up or a compressor. Publishing ranges is the honest middle ground: budget now, firm number after a look.
Is a chemical wash worth the extra cost over general service?
It depends on the unit's state. If it still cools properly and was serviced within six months, a general service is enough and a chemical wash is money spent early. If cooling has weakened, there's a musty smell, or water drips from the grille, only the chemical wash will fix it.
How much does it cost to service a whole condo unit?

Do you charge a callout fee?
