What is a cassette aircond?
A cassette aircond is a ceiling-mounted unit that distributes conditioned air in four directions simultaneously through outlets on each side of the grille. Unlike a wall-mounted split unit that blows in one direction, the cassette design gives even coverage across a large space — making it the preferred choice for offices, shops, restaurants, clinics, and any large room where a single-direction wall unit can't reach corners evenly. Cassette units are more complex to service than wall-mounted units because access requires working at ceiling height, the drain tray and blower sit inside the ceiling void, and the surrounding area (desks, seating, equipment) needs proper protection throughout the job.
Who needs cassette servicing?
Cassette units are standard in:
- Open-plan offices — a single cassette unit covers 400–600 sq ft evenly.
- Restaurants and kopitiams — ceiling installation keeps floor and wall space clear.
- Shoplots and retail showrooms — consistent temperature across the customer area.

Our cassette service process
- Site inspection. We confirm tonnage, model, age, and access requirements. Ceiling access is the biggest variable — some cassettes are in suspended ceilings with easy access panels; others require scaffolding or ladder work in tight spaces. We factor this in before quoting.
- Drop sheets and floor protection. Cassette units are installed directly above seating areas, desks, and equipment. We cover everything below before we open the grille — chairs, tables, computers, counters. Nothing gets wet or dirty from the service work above.
- Cover removal and filter clean. The decorative grille is removed and the filter is washed and dried. For routine maintenance schedules, this may be all that's needed. For units showing heavy biofilm or mould, we proceed to a full chemical wash.
- Coil inspection and chemical wash. For units with significant dust, mould, or biofilm buildup on the evaporator coil, we carry out a chemical wash using food-safe cleaning agent. This is the same process used for wall-mounted units but adapted for ceiling access and the enclosed drain tray design of cassette units.
- Drainage line check, reassembly, and cooling test. The drain pump and drain line are checked and flushed. The unit is reassembled, grille refitted, and a full cooling test run before we pack down and remove drop sheets.

How often should office cassettes be serviced?
Quarterly for offices in daily use — that means four services per year. A high-occupancy office running its cassette units 8–10 hours per day accumulates dust and biofilm significantly faster than a residential split unit running 6–8 hours at night. Lighter-use spaces (meeting rooms, storage areas) may manage with twice-yearly servicing. We can advise based on the unit age, usage pattern, and what we find on the first visit.
Can you service after-hours?
Yes, by arrangement. We service many restaurants before opening and after closing, and office premises outside business hours when the building manager prefers minimal disruption to staff. After-hours scheduling is subject to technician availability — let us know your preferred window when you WhatsApp.
Do you provide invoices?
Yes. Any commercial account — office, shoplet, restaurant, clinic, or facility — can request a tax invoice for any service job. We are SSM-registered, so invoices are issued under our registered company details. Let us know at the time of booking if you need an invoice.
