A chemical wash is a deeper service for an indoor unit with persistent dirt, odour, restricted airflow or buildup that routine water-based servicing cannot remove. The blower wheel, drain tray and accessible coil components are dismantled and cleaned, the drain line is flushed, and the unit is reassembled and cooling-tested. Wall-mounted chemical washing starts from RM130 per unit.
Not every cooling problem needs chemical washing. A sudden loss of cooling, electrical trip, error code, unusual noise or suspected refrigerant leak should be booked as aircond repair and diagnosis. What Is Included in a Chemical Wash?
The service reaches components that a routine wash does not fully clean: the indoor blower wheel, drain tray and evaporator coil. These parts are dismantled as appropriate for the unit, cleaned with the existing coil-safe process, rinsed, dried and refitted. The drain line is flushed, then the aircond is run to check drainage and cooling performance.
Signs You Need a Chemical Wash
- ✓ The room is taking longer to cool than it used to.
- ✓ The indoor unit smells musty or sour when you switch it on.
- ✓ Black or grey patches visible on the indoor air vents.
- ✓ Water dripping from the front grille (often a clogged drain caused by biofilm).
- ✓ Higher Tenaga bills than the previous quarter at the same usage level.
- ✓ It has been more than 12 months since the last full wash.
Our chemical wash process
- Floor protection. Drop sheets and cling film around the unit to keep your space spotless.
- Disassembly. Indoor cover, blower wheel, drain tray, and evaporator coil removed and laid out.
- Chemical bath. Each component soaked in food-safe cleaning agent. Sealed pump system used so no chemical runs onto floors or walls.
- Drain line flush. High-pressure flush of the drain line and drain pump test.
- Reassembly. Components dried and refitted in correct order. Filter washed and replaced.
- Cooling test. Run unit, verify cold output, and tidy up the workspace.

When you do not need this
We would rather tell you not to book than sell you something that will not fix the problem.
- The unit was chemically washed within the last 6-12 months and still cools well. A normal wash at RM90 keeps it clean between chemical washes; you do not need to pay for a full strip-down every quarter.
- Cooling dropped off suddenly rather than gradually. A sudden loss of cooling usually points to a refrigerant leak, a capacitor or a compressor fault, not a dirty coil. Book a free repair check instead.
- The only symptom is water dripping. That is normally a drain problem. See aircond leaking water - it may only need a drain clear.
- The unit is more than 12-15 years old and failing in several ways. We will tell you when the money is better spent on a replacement than on cleaning a unit that is near the end.
What changes the final quote
The published price covers the standard job. These are the things that move it, and all of them are confirmed with you before any work starts:
- Capacity. Price is per HP: RM130 (1.0 HP), RM150 (1.5 HP), RM180 (2.0 HP), RM200 (2.5 HP), RM250 (3.0 HP and above).
- Unit type. Ceiling exposed is RM350 and cassette is RM350, because both need more access time and full floor protection.
- Access. High-level mounting, a condenser on a ledge or a unit that needs management approval for access adds time.
- Condition. A unit that has never been washed may need a second pass on the blower wheel; we tell you on site before doing it.
- Number of units. Three or more units in the same visit qualify for a per-unit discount.
Warranty and its limits
Leak repairs carry a 30-day leak warranty. The warranty covers the work we carried out - it does not cover a new, unrelated fault, damage from power surges or water ingress, or a unit that fails because it is at the end of its service life. Replacement parts and new units are covered by the manufacturer warranty, whose terms vary by brand, model and part. Terms are written on the receipt.

How often should I chemical wash my aircond?
Every 6–12 months for typical Malaysian homes; every 3–6 months for offices, F&B, or homes with small children, pets, or smokers.
Will the chemicals damage my aircond?
No. We use food-safe cleaning agents specifically formulated for aircond coils. They lift biofilm without damaging copper fins or drain trays. We rinse fully before reassembly.
Will my walls or floor get dirty?
No. We bring drop sheets and cling-film around the unit, plus a sealed pump system that catches all chemical runoff. Walls and floors stay clean.
How long does it take per unit?
60–90 minutes for a 1.0–2.5 HP wall-mount unit. About 2 hours for ceiling cassettes due to access. Multi-unit homes are scheduled across one continuous visit.
Is it cheaper to do a normal service instead?
A normal service is cheaper short-term (RM90 vs RM130) but does not lift biofilm or restore cooling like a chemical wash. For units more than 12 months without a deep clean, chemical wash is far better value.
