A proper chemical wash strips the indoor blower, drain tray and evaporator coil, then bathes them in a food-safe cleaning agent to lift years of accumulated dust, mould, biofilm and bacteria. This is the single most cost-effective service for any aircond over 12 months old.

6. Cooling Tower Maintenance

Cooling towers are the workhorse of large building HVAC and process cooling systems. Without disciplined chemical dosing, regular biocide treatment, and periodic mechanical inspection, towers lose efficiency fast. Our scope covers chemical dosing programmes, conductivity and TDS monitoring, full strip-down chemical wash and sludge removal, fill-pack inspection and replacement, fan motor replacement, drift eliminator restoration, basin cleaning, and pump and float-valve servicing. We also support facilities preparing for water-treatment or DOSH compliance audits.

7. R32 Gas Top-up & Refrigerant Service

An aircond that runs but won't cool the room is usually low on refrigerant. We carry out a leak check first — topping up gas without fixing a leak just delays the problem. Where a leak is found, we braze and re-test before charging fresh R32 gas. Most modern Malaysian wall-mount units use R32; older units may use R22 or R410A and we handle those separately. R32 gas top-up is also a typical sub-step of a larger repair job.
